Colorado Modular Homes has been building the most recognizable modular homes in Colorado for over 20 years. During that time frame we have painstaking developed a complete system for designing, permitting, and building these great homes. This system is organized into our “The Road Home” process. This process is a step-by-step system we use to guide the homeowner from start to finish on design of their custom dream home. Through a series of events and meetings we are able to address the entire design process in manageable steps to allow for an efficient and thorough project.

By the time we kick off this Stage, your Home Planning Specialist will have already presented you a preliminary floor plan and budget estimate that will serve as the starting point for The Road Home process. The objective is to have a directionally good starting point for a preliminary floor plan without diving too much into the architectural details. This initial floor plan will be submitted to the factory drafting team so they can prepare for us a first set of house plans that we can build on during the next stage

During this time, a Stage 1 Site Visit will take place where we will stake the location of the house. We will put together an initial site plan that will show how the house and site-built structures will lay out on your lot. A topo survey and soils test will be ordered as needed. The data we collect from these will be critical for engineering/designing the civil, foundation and septic plans.

Prior to scheduling the Stage 2 Meeting, you will receive a Stage 2 Preparation Package to be completed in advance of the meeting along with updated pricing and a completed first set of house plans. You will also be receiving topo survey, soils report, septic design and civil plans as they are being completed during Stage 1 and Stage 2.

When we meet in Stage 2, you will have reviewed the initial set of house plans and completed your Stage 2 Preparation Package. The Stage 2 prints will give you the first real glimpse of how the house and its component will look like. Your home planning specialist will use your Preparation Package as a guide to capture all the redlines to your plans. Additionally, we will walk through your floor plans room by room to capture the ideal layout based on your family’s needs. We will identify types/locations of all walls, windows, doors, cabinets, fixtures, flooring, lighting design etc. We will diligently comb through the elevations of your house and mark up all final design details pertaining to roofs, gables, eaves, siding, site-built porches/decks and garages and firm up all exterior material design and style. Once all of these redlines are captured, we will prepare a factory submittal for your final approval. We will then submit the final Stage 2 Redlines Package to the factory drafting team and these changes will be final.

During this time, final construction stamped plans for topo survey, septic design, soils report and civil plans should be completed.

Prior to scheduling the Stage 3 Meeting, you will receive a Preparation Package for color/finishes selection to be completed in advance of the meeting along with updated pricing and a full set of house plans. We will provide these details to the engineer for final structural plans for permitting.

This is what most people imagine when they think of home design. Deciding what color tile is in the master bathroom, picking quartz color for your kitchen, choosing stain for your siding or for your interior trim package. This is the nitty gritty, down to the last detail stage in the design process that makes your home unique and customized to fit your and your family’s lifestyle and personal taste.

All the finish and color samples are displayed in our design center, and we offer just enough choices to help our clients be decisive and not overwhelmed. The Color Selection Preparation Package that you received prior to this meeting will also make this Stage go smoother and you’ll be more relaxed. We also make it easy for you to select a finish or color that we may not have; we either work with factory purchasing to see if a custom order can be sourced or you can have it sourced and installed onsite.

Once all your selections are complete, we will submit to factory drafting for final pricing. At this time, we will also have you sign off on your plans to authorize review by the state of CO. During this time, factory engineers will prepare structural details, calculations, and ResChecks for the state who is responsible for stamping your house plans. This process may take up to 3 months or more, hence why it is critical to submit in stage 3. By this time, you should have also received your stamped foundation design.

In order to release your home into the construction phase of the process, you will be spending this time signing off and approving all the necessary documents to trigger your house order. These documents include the Sales contract and exhibits; factory building documents, all construction plans needed for permitting from septic design to foundation design; final pricing, color selection and house plans; among other documents.

This stage takes the shortest amount of your time compared to the first 3 stages. At the conclusion of this meeting, you will have ordered your house and received all your final prints for permitting.
